Full structural concrete for the apartment build — basement to penthouse.
Apartment programs live or die on the concrete rhythm. We take the whole structural package off your PM's plate — basement raft, podium transfer, suspended floors, balconies and core works — under one accountable subcontractor.
The apartment-program problem we solve
The biggest source of friction on apartment builds is interface management between formwork, steel-fix and placing crews. When all three sit with one subcontractor, you remove an entire layer of coordination work from your project manager's day. One PO, one claim cycle, one retention, one accountable supervisor.
If a slab comes up 8 mm off level, you don't have a three-way argument between three subbies about whose fault it was. It's ours. We fix it.
Typical scope
- Basement raft and footings — large-volume pours, often with high reinforcement density and waterproofing-critical pour joints.
- Transfer slabs and podium structure — deep beams, heavy reinforcement, often around tower core construction.
- Suspended floor cycle — typical residential cycle of 7–10 days per level depending on building geometry. Bondek composite or conventional in-situ.
- Cores, columns, walls — lift cores, fire stair cores, transfer columns.
- Balconies and edge details — including class-1 architectural finish where required.
How we resource
We staff for the slab cycle on your program. If your build is calling 7-day cycles on 800 m² floors, we resource for that — including a dedicated finishing crew rotating with the placement team so the pour Friday is finished Saturday and we're back on Monday for the next level.
Standards we work to
- AS 3600 — Concrete structures
- AS 3610 — Formwork
- NCC Volume 1 — multi-residential structural
- AS/NZS 1170 — design actions

Common questions
What size apartment developments do you take?
Mid-rise residential builds from ~24 units up to about 120 units in a single building. Larger we'd need to discuss resourcing — happy to do so.
How does our PM coordinate with you?
Single point of contact — Anthony or our nominated commercial supervisor. We attend your site coordination meetings, your weekly subcontractor reviews, and we're on a Teams or WhatsApp thread for day-to-day.
How do you handle defect rectification?
In-house. Our team fixes it. Most issues caught and rectified before the strip cycle. Anything in the DLP period we're back on site to make right.
Can you work to a strict noise / time-of-day window?
Yes. Most Sydney council areas have construction hour limits and noise restrictions — we plan pours and pump positioning around them.
